Age-restricted is a scheduling constraint

In a community where most residents are home on a Tuesday afternoon, construction hours get enforced rather than published. Deliveries, dumpsters, portable toilets, radios and the hour the first saw starts all matter more than they do on a street that empties at eight.

We plan the noisy work into the window the association allows and tell you where that lengthens the schedule. It usually does.

The country club side

Guard-gated access means registered trade vehicles, routed deliveries and limited on-site parking. Architectural review covers anything visible from a street, a fairway or a neighbour’s lot.

Golf-course frontage adds one more reviewer’s opinion about walls, glazing and lighting, and a practical question about netting and stray balls during framing.

Houses at the age where systems and plan both want work

Much of Anthem went up from the late 1990s into the 2000s. Those houses are now at the point where the kitchen wants opening up and the electrical service wants a look, often in the same year.

Doing it as one project is usually cheaper, because the walls open once. It is the harder project to sequence, which is the trade we would rather discuss at the estimate than in month three.

Henderson permitting

All of Anthem is inside the City of Henderson. Its building department is separate from Clark County’s, with its own portal, plan-check queue and inspectors.
