Henderson is its own city with its own building department. That single fact accounts for more schedule surprises than anything else on a Henderson project, because plans and processes carried over from a Clark County job do not simply transfer.
Henderson permits are not Clark County permits
The City of Henderson runs its own plan review and its own inspections, with its own submittal requirements and its own timelines. A contractor who mostly works the Las Vegas side and assumes the process is interchangeable will find that out during plan check, which is the most expensive time to find it out.
We submit to the authority that actually governs the address, with the documents that authority expects.

The elevated communities on the western side of Henderson give you the valley view and charge for it in engineering. Expect geotechnical work, an engineered pad, retaining structures that are part of the architecture rather than hidden behind it, and drainage designed for water that arrives all at once a few times a year.
Excavation cost on these lots is driven by what is under the surface, which in this valley frequently means caliche — a naturally cemented layer that behaves closer to soft rock than to soil. It is normal here, and it is budgeted for rather than discovered.
Guard-gated logistics
Seven Hills, MacDonald Highlands, Anthem Country Club and the Lake Las Vegas communities are gated, and several have real constraints on construction access: approved hours, delivery routing, trade vehicle registration and parking limits.
These are coordination problems rather than construction problems, but they consume schedule if nobody owns them. We handle the access approvals so trades are not turned away at the gate with a full truck.
Working around the summer
Summer here sets its own rules. Concrete placement, exterior plaster, roofing and paint all have temperature windows, and July afternoons sit outside several of them. Work that has to happen in the heat gets scheduled early in the day; work that should not happen in the heat gets sequenced around it.
A schedule that ignores the calendar is a schedule that slips in August.
