The Lakes was built around Lake Sahara in the 1980s, so a good share of the houses have water on one elevation and a floor plan from forty years ago on the other. Both facts shape the work.

A waterfront elevation is a maintenance elevation

Standing water raises the local moisture load. Exterior plaster, paint, glazing seals, wood trim and metal fixings all age faster on the side that faces it, and a replaster there wants the substrate looked at rather than the surface skimmed.

Any dock, seawall, bulkhead or shoreline structure comes with association rules and access constraints of its own. We confirm those before scheduling, not after a barge or a crane is booked.

Houses from the 1980s

Closed kitchens. Sliders that lost their seal years ago. Electrical service sized before a second oven and a car charger. Bathrooms with ventilation that was adequate for a shorter shower.

Removing the wall between a kitchen and a living room here is usually structural, which means a beam, an engineer’s stamp and an inspection rather than a demolition day.

City of Las Vegas

The Lakes is inside the City of Las Vegas, not unincorporated Clark County. Different portal, different plan-check queue, different inspectors. We confirm it from the parcel.
