Engineering before architecture

An elevated lot needs a geotechnical investigation, an engineered pad, and retaining that belongs to the design rather than hiding behind it. Drainage has to handle water that arrives rarely and all at once.

These set your building envelope. A plan drawn without the grading and geotech in hand is a plan you pay for twice.

Moving rock

Excavation here is priced by what is under the surface, and on the hillside that means more caliche, harder, and less predictable than on flat ground.

It matters most below grade: footings, pool shells, a wine cellar, deep utility runs. We take the number from the geotechnical report.

Everyone bought the same view

Design review therefore has real authority over height, massing and roof lines, and over materials and colour so the hillside reads as one place from the valley floor.

We treat the submittal as a dated deliverable alongside the building permit. Owners who treat it as a formality lose a season.

Working on a steep lot behind a gate

Registered trade vehicles, approved hours, routing and parking limits, plus crane and pump placement and material staging with nowhere flat to stage it. Neighbours already live either side of the work.

None of that is construction. All of it eats months if nobody owns it, so we do.
