How It Runs

Harder than new,
because it is discovered.

Remodelling is harder than building new. On a new build the conditions are drawn; on a remodel they are discovered. The job is to find out what is actually behind the wall as early as possible, and to price the surprises honestly when they turn up.

What valley homes of a certain age need

A great deal of the housing stock here dates from the 1990s and 2000s, and it ages in recognisable ways. Kitchens closed off from living space. Original plaster that needs proper repair rather than another skim. Aluminium sliders that lose the fight with July. Electrical service sized before anyone had a second oven, a car charger and a media wall.

None of that is deterioration. It is a house built to a different brief, and the work is bringing it forward without making it look renovated.

Structure and systems

Opening up a floor plan means finding out what the wall was doing. Some are partitions; some are carrying roof load, and removing them means a beam, a header, engineering and an inspection. We establish which is which before demolition rather than during it.

Mechanical, electrical and plumbing routes rarely survive a plan change untouched. Re-routing is normal. Re-routing discovered after the drywall is closed is not.

Living in it while it happens

Many clients stay in the house. That is workable with phasing — dust barriers, a functioning kitchen or a planned interim one, at least one bathroom online, and work zoned so the family is not living in the middle of the site.

It slows the schedule somewhat and is often still the right trade. What matters is deciding it deliberately at the start, not improvising it in week three.

Where the finish is won

On a remodel, quality lives at the junctions: new plaster against old, new casing against original trim, a new opening in a wall that has been there for thirty years.

Holding the C-17 plaster and C-3 carpentry licences alongside the general building licence is why those transitions get the attention they need instead of being someone else’s problem.
