Most people picture two jurisdictions in this valley. There are four: the City of Las Vegas, the City of Henderson, unincorporated Clark County, and the City of North Las Vegas. North Las Vegas is the one contractors most often assume they already understand.

A separate department, with separate expectations

North Las Vegas runs its own plan review, its own submittal requirements and its own inspection scheduling. A drawing set assembled for Clark County is not ready to submit here, and neither is a schedule built on the county’s plan-check times.

This is the most common reason a North Las Vegas project sits longer in review than the owner was told it would. It is also entirely avoidable.

Where the housing stock sits

The older neighbourhoods south of the beltway are at the age where the plan and the systems both want attention. The newer master plans north and west of them are recent enough that the work is usually addition and finish rather than repair.

Both are ordinary jobs. Which one you have changes where the money goes, and we would rather say so at the estimate.

Ground and season, same as everywhere here

Caliche within a few feet of the surface, priced from the geotechnical report rather than found with a stalled machine. Summer afternoons outside the working window for concrete, exterior plaster, roofing and paint, so heat-sensitive work goes early in the day.
