Ascaya’s pads were cut into the McCullough range, which makes the site the first design constraint rather than the last. What the rock allows, where water goes, and what the review committee will accept in a view corridor all get settled before a floor plan is worth drawing.

The pad is the project for the first few months

Expect a geotechnical investigation, an engineered pad, structural retaining that reads as architecture because it is too big to hide, and drainage designed for water arriving all at once rather than steadily.

Excavation in Ascaya is priced by what comes out, not by the size of the hole. On rock-cut ground that number is the single line most likely to move a budget after the drawings are finished, so we get it early.

Design review looks at what the neighbors see

Elevation, massing, materials, roof line, glazing and exterior lighting are all reviewed, and on a hillside the committee is looking at what your house does to somebody else’s view as much as at what it looks like from the street.

Height and the position of the building on the pad are the two things most likely to come back. They are also the two most expensive to change once engineering is done.

Henderson, not Clark County

Ascaya is inside the City of Henderson, which runs its own building department, its own submittal requirements and its own inspection scheduling. Drawings prepared for Clark County are not ready to submit here.

What Ascaya owners
ask first.

Why is the site work such a large share of the budget?

Because the lot is rock. Footings, pools, lower levels and any trench below grade meet material that behaves like soft stone rather than soil, and the retaining that holds the pad is structural rather than decorative. We price it from the geotechnical report rather than discovering it with a stalled machine.

How early do I need the geotechnical report?

Before the floor plan is settled. A plan drawn first and fitted to the ground second gets drawn twice, and the second time you pay for the architect as well as the engineer.

Can design review reject a house that meets code?

Yes, and it regularly does. The building department reviews structure and code; the committee reviews elevation, materials, massing and what your roof line does to a neighbor’s view. Approval from one is not approval from the other.
