Guard-gated changes the logistics, not the scope
Access is staffed. Trade vehicles get registered, deliveries get routed, construction hours are set, and on-street parking is limited or refused outright.
None of that is difficult once it is planned. It is expensive when it is not: a delivery turned away at the gate is a restocking charge and a day of the schedule, and the crew standing beside it still bills.
Design review, twice
Elevations, materials, colour, roof line, walls, hardscape and lighting all get looked at. Two bodies looking at the same drawings can return different comments, and reconciling them after the fact means a second submittal.
We submit to both while the building permit is in plan check rather than after, and we ask the sub-association what it has rejected recently. That question saves more time than any other one we ask.
Elevation and the ground under it
Much of The Ridges is graded ground with retaining already in place from the original development. A new pool, a lower-level room or a deeper footing meets both that retaining and the caliche under it.
Get a geotechnical report and a grading plan before the floor plan is settled. Drawn the other way round, they get drawn twice.
