What the parcel allows

Setbacks, lot coverage, height limits and separation between structures set your envelope before anyone draws a line. For a second dwelling the rules differ by jurisdiction and have been revised in recent years.

We confirm what applies to your address with the authority that governs it, rather than working from what was true on a previous job or in another city.

Whether the house can carry it

An addition draws on systems sized for the original house. Electrical service, panel capacity, HVAC tonnage and duct static, water supply, drainage, sometimes the sewer connection. A casita with its own kitchen and laundry is a real load.

Where capacity falls short, upgrading is routine. You want to know while it is a line in an estimate rather than a change order in month four.

Tying into what stands

How new framing engages existing, how roof planes meet without forming a valley that traps water, how foundations of different ages sit beside each other without telegraphing the join.

Done properly none of it shows. Done casually it shows as a line in the roof, a step in the parapet, or a crack that comes back every year in the same place.

The finish gives additions away

Plaster texture and colour, roof tile weathered twenty years, window proportion, base and casing matching a profile milled long ago. None of it structural, all of it what a visitor notices.
