Two associations, one submittal to get right
Exterior work is reviewed for elevation, materials, color, walls and hardscape. The master association and the enclave can both have an opinion, and they do not meet on the same day.
We ask both what they have turned down recently before drawings go far. It is a faster route to an approvable design than reading the guidelines alone.
Elevated lots and the view everybody paid for
The higher streets trade flat ground for a valley view, which brings retaining, drainage sized for a storm that arrives twice a year, and a committee that cares what a second story or a raised patio cover does to the lot behind you.
Height and roof line are the two things most likely to come back with comments.
Henderson, and its own inspectors
Seven Hills is inside the City of Henderson. Separate department from Clark County, separate submittal, separate plan-check queue, separate inspectors.

Which association has to approve my project?
Both of them, on separate schedules. The master association sets one layer of rules and your enclave sets another, and exterior work answers to each. Does Henderson or Clark County issue the permit?
The City of Henderson. Seven Hills sits inside city limits, so Henderson reviews the drawings, runs the plan-check queue and sends the inspectors. A submittal assembled for the county is not a Henderson submittal.
Do I need approval to repaint or change roof tile?
In a community with architectural review, usually yes. Committees hold authority over elevation, materials, color and massing, and their approval is separate from a building permit. One does not substitute for the other, and the review is the part more likely to move your start date.
Can you work inside a gated community’s construction rules?
Yes. A guard-gated enclave sets access hours, contractor parking, where materials can be staged, and who is on the gate list. NeXGen coordinates that with the trade partners in advance rather than leaving each of them to find out at the gate.
