Two associations, one submittal to get right
Exterior work is reviewed for elevation, materials, colour, walls and hardscape. The master association and the enclave can both have an opinion, and they do not meet on the same day.
We ask both what they have turned down recently before drawings go far. It is a faster route to an approvable design than reading the guidelines alone.
Elevated lots and the view everybody paid for
The higher streets trade flat ground for a valley view, which brings retaining, drainage sized for a storm that arrives twice a year, and a committee that cares what a second storey or a raised patio cover does to the lot behind you.
Height and roof line are the two things most likely to come back with comments.

Seven Hills is inside the City of Henderson. Separate department from Clark County, separate submittal, separate plan-check queue, separate inspectors.
