A cap on new homes, and what follows from it

Boulder City’s growth control ordinance limits the number of new residential permits issued annually. The practical effect is that new construction is a scarcer, slower and more competitive route than it is thirty minutes up the highway.

So most of the good work here is done to houses that already exist. Remodels, additions, replastering and structural revision are not the consolation prize in Boulder City; they are the market. Confirm the current allocation and process for your parcel with the city before a schedule assumes anything, because the numbers change.

Older stock, and the age of its problems

Much of the housing predates the valley’s big build-outs. That brings the things older houses bring anywhere: electrical service sized for a different decade, plumbing that has been repaired more than once, plaster that wants proper repair rather than another coat, and floor plans drawn when a kitchen was a separate room.

It also brings genuinely good bones and lots with space around them, which is why people buy here and then call a builder.

A different building department, again

Boulder City reviews and inspects its own work. A submittal built for Clark County is not a submittal for Boulder City, and the plan-check timeline is its own.

We confirm the authority from the parcel before anything is drawn. That sounds obvious and it is still the most common thing to get wrong on a project at the edge of a county.

Rocky ground, and the same summer temperature windows that govern concrete, exterior plaster, roofing and paint across the region. Heat-sensitive work goes early in the day and the rest fills in behind it.
